Rotherham Westgate Demonstrator Project

The Westgate Demonstrator Project is fairly typical of the sort of mixed-use regeneration schemes being pursued by the public sector across the UK and this website has been developed with the support of the Academy for Sustainable Communities to tell the story so far.

Rotherham Metropolitan Borough Council and its partners have developed an ambitious and exciting vision for the regeneration of Rotherham town centre and have embarked on an extensive regeneration programme for which £100m of public investment is earmarked.

As part of that Renaissance programme, the Westgate Demonstrator Project, a £60m waterside development, will form a new eastern gateway to the town centre. It will include more than 160 apartments, new shops, restaurants and offices all framed by new public spaces.

Liverpool developer Iliad with Glenn Howells Architects of Birmingham were selected to develop the project following a competition in 2005. Faulkner Chester Hall Architects have since been appointed as the Project Architect for All Saints Building. Totty are the contractor for Keppel Wharf and The Old Market, Praxis are the contractor for Imperial Buildings.

The designs were refined in 2006 and submitted for planning and a development agreement was concluded between Rotherham Borough Council and Iliad following consultation.

Work started on the first phase in January 2007 and two further phases started later in 2007. Two more phases are due in 2008 and the scheme will be completed in 2010.

A lot of work was carried out by Rotherham Borough Council before the appointment of Iliad and then in partnership with them after they were appointed and the Council secured a prestigious award from the Commission for Architecture and the Built Environment for it's commitment to design quality throughout this process.

The scheme required a high level of "gap-funding" investment from Transform South Yorkshire and support from the regional development agency Yorkshire Forward - investment which is designed to improve the limited choice of housing, provide modern and flexible office and retail accommodation and raise the standards of design quality.

It features filmed interviews with the people involved, gives you the opportunity to meet the team, to find out more about the project, and focuses on ten useful lessons which we hope will be helpful to others undertaking similar projects.
